Understanding Solar Equipment During a Home Purchase

What the hardware on the roof actually is, in plain terms.

There are four things worth understanding: the modules that generate, the inverter that converts, the module-level electronics that optimize and report, and the monitoring that tells you it's all working. Most transaction problems involve the last three, not the panels.

Modules

The panels. They’re the most visible part and usually the least troublesome — modules typically carry long manufacturer warranties and degrade slowly and predictably. What matters in a transaction is physical condition: impact damage, delamination, and anything that has compromised the encapsulation.

A cracked module isn’t cosmetic. A compromised module allows moisture in, which creates an arcing path, which is a fire-risk category rather than a production one.

Inverters

The inverter converts DC from the array into AC for the house. It’s the component most likely to fail within the life of the system, and it’s also the system’s memory: it records faults, tracks lifetime production and reports its own firmware state.

Two broad architectures: a single string inverter serving the whole array, or microinverters mounted under each module. Between them sits the string inverter with power optimizers, which is extremely common in this market.

Optimizers and microinverters

Module-level electronics do two things: they extract maximum power from each module independently, and they report each module’s status. The first means a shaded or mismatched module doesn’t drag down the rest of the string. The second is why a single failed unit is detectable at all.

A unit that stops reporting reduces output invisibly. Nothing on the roof looks different, nothing trips, and the only evidence is in the monitoring platform — which is registered to the seller.

Rapid shutdown

A safety system that de-energizes the array’s conductors, so firefighters aren’t dealing with live DC on a roof. It’s required on modern installations, and whether it’s present, labeled and functional is a genuine safety question rather than a paperwork one.

Why this matters to a buyer

Because the parts most likely to cause you trouble are the ones you can’t see from the driveway. That’s the case for an inspection that opens enclosures, takes measurements and reads the log, rather than one that confirms panels are present.
